You are the person who turns a piece of land or an idea into a finished real estate development. As an incorporation manager, sometimes called a real estate development manager, you coordinate the many moving parts of bringing a new building or community to life. You run feasibility studies to see if a project makes financial sense, secure permits and approvals from local authorities, and work with architects, engineers, contractors, and lenders. You manage budgets and timelines from the earliest planning stages all the way to launch, keeping dozens of specialists moving in the same direction. Most people in this role earn a bachelor's degree in real estate, business, finance, construction management, or civil engineering. Real, hands-on experience in real estate, construction, or project management is essential, and many managers build their careers over several years before leading a full development. An MBA or a master's in real estate development can help for larger and more complex projects, and industry certifications add credibility. In the United States, incorporation and development managers work for real estate development companies, homebuilders, commercial developers, and real estate investment firms. They may focus on residential communities, office and retail space, or mixed-use projects. Careers often begin in an analyst, coordinator, or assistant project manager role and grow toward managing entire developments and, eventually, running a development pipeline. This career fits you if you are organized, comfortable with both big-picture strategy and fine details, and unbothered by juggling many tasks and people at once. You can read a financial model and also walk a construction site, and you keep your cool when timelines slip or costs shift. You are comfortable with money, risk, and negotiation.
